That one structural difference drives almost everything else on this page: who prices your loan, who underwrites it, how long it takes, and who picks up the phone when your Florida wind-mitigation report comes back badly. Who Rocket Mortgage is, factually

Rocket Mortgage is the Detroit-based direct-to-consumer lender that has been the country's largest home-loan originator for most of the past decade. As of September 2026 it is also the largest servicer: its all-stock acquisition of Mr. Cooper, announced in March 2025 at about $9.4 billion, closed on 1 October 2025 at $14.2 billion. The fixed 11-to-1 share exchange revalued upward as Rocket’s stock climbed, producing a combined servicing book of roughly $2.1 trillion across nearly 10 million clients, about one in every six mortgages in America. Its Redfin acquisition closed in July 2025, which Morningstar read as making Rocket a mortgage giant, with search, financing, title, closing and servicing under one roof.

In Florida, 2024 HMDA reporting puts Rocket at roughly $7.6 billion, about 5% of the state: #2 overall and #3 for purchase loans. It runs roughly 3,000 loan officers and reports a Net Promoter Score around 76.

And here is the part a competitor is usually too nervous to print: Rocket's public reviews are good. As of September 2026 it holds roughly 4.6 out of 5 on Trustpilot across about 39,570 reviews, the app is genuinely excellent and pre-approval is fast. If someone tells you Rocket is a bad lender, they are selling you something. We are not going to.

Where the direct-lender model creates friction for a Florida borrower

The criticism worth making is not about Rocket's people or Rocket's technology. It is about what a direct lender structurally cannot do.

  • One rate sheet, take it or leave it. Rocket lends its own money on its own guidelines. Whatever Rocket's pricing and overlays are that morning, that is the entire menu. If your file is a little unusual (self-employed income, a condo in a building mid-reserve-study, a manufactured home in Hernando County), there is no second investor to move it to. There is a decline, or a workaround.
  • Retail cost mechanics. Rocket commonly charges an origination fee of around 1% of the loan amount, typically $1,500 to $3,000. More broadly, a Polygon Research analysis of 2023 HMDA data found borrowers paid about 115 basis points in upfront costs through the wholesale broker channel versus about 148 basis points through non-bank retail at effectively the same note rate, projecting an average lifetime saving of $10,662. The study was supported by UWM; the HMDA basis is what gives it weight.
  • No single person owns your file. The consistent theme in Rocket's negative reviews is not price. It is reaching a live human, unexpected fees, and different answers from different representatives. At roughly 3,000 loan officers and nearly 10 million servicing clients, that is arithmetic, not attitude.
  • Vertical integration is a convenience and a conflict. When one company owns the search portal, the lender, the title company and the servicer, the incentives are worth naming. In June 2025 Senators Warren, Booker and Smith wrote to the DOJ and FTC raising exactly that concern about the Rocket mergers.
  • No Florida underwriting desk. Nobody in Detroit has read a Pasco County wind-mitigation report before. Florida files fail on Florida details, and those details are learned locally.

What CPF Mortgage does instead

CPF Mortgage (legally Christopher Paul Financial, LLC) has worked out of the same Trinity, Florida office since 2007. The company is named for Christopher Paul Kelly, a Marine who went on to law enforcement. It is licensed in all 67 Florida counties plus Colorado, Georgia and Tennessee, under NMLS 222883 and Florida licence MLD929. The Florida details a national lender learns late

Florida is not an average state to underwrite, and a payment estimate built on national assumptions tends to move before closing. These are the items we price into the first quote at our Florida mortgage lender desk:

  • Documentary stamp tax and intangible tax. Doc stamps on the note, intangible tax on the mortgage. Both are one-time closing costs and both belong on your first Loan Estimate, not the closing table.
  • Wind, flood and hurricane deductibles. Flood cover is mandatory in FEMA special flood hazard areas and separate hurricane deductibles are standard statewide. Escrow, not the note rate, is what usually breaks a Florida payment estimate.
  • 4-point and wind-mitigation inspections. Older homes generally need a 4-point, and a wind-mitigation report can cut the premium enough to change what you qualify for. We flag both before an underwriter finds them.
  • Condo project eligibility. Florida's milestone-inspection and structural-integrity-reserve-study rules disqualify some buildings from conventional financing outright. A condo contract that dies three days before closing is the most avoidable failure in this state.
  • Homestead exemption and Save Our Homes portability. The cap on assessed-value increases, and your ability to carry part of it to your next Florida home, change escrow, and therefore change the payment.
